Remaining term is solved analytically from the standard annuity relationship rather than by iteration, using the logarithmic form, which is exact for a fixed rate and level payment. The calculation depends only on the current balance, rate and payment; the original loan amount and term do not enter it. Where the payment is insufficient to cover monthly interest, no solution exists and the tool says so rather than returning a misleading figure. The payoff quote adds simple per-diem interest on a 365-day basis for the days to settlement, which is the standard convention, but excludes recording fees, release fees and any prepayment penalty. Escrow balances, which are usually refunded separately, are also excluded. The engine implements the standard published formula for this calculation. Inputs are validated for domain and sign before evaluation, and any undefined case returns an em-dash rather than a spurious value.
Computation runs in IEEE-754 double precision at full internal precision; rounding to two decimal places occurs strictly at the display layer, so no cumulative drift enters the result.
